Building Supervisor position available, part time, 30 hours per week - 6 hours per day, 5 days per week, for a Homeowners Association in Bridgeport, CT.
The responsibilities of this position include, but are not limited to, the following:
- Perform weekly inspection of all common area – landscaping, interior hallways, basements, dumpster area, boiler room, coop office and other areas assigned.
- Performing general drywall repairs, flooring repairs, carpentry repairs and painting in all common areas interior and exterior.
- Perform weekly inspection of building plumbing maintenance including: reporting and repairing of minor leaks in drains and faucets, unclogging of drains, and minor pipe repair.
- Create suggested work orders to fixed areas that need improvement or repair in common areas discovered during weekly inspections and discuss with property manager.
- Complete other work orders and daily tasks as assigned by property manager; track time, resources and materials utilized.
- Perform minor carpentry and painting work including: preparing surfaces, using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.
- Perform minor building and/or masonry repair including: preparing cement, installing patching and finishing cement work, and replacing damaged masonry/pavers.
- Perform minor electrical maintenance including replacement or repair of fixtures, wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, an fuses.
- Perform maintenance of safety systems such as changing batteries, inspecting safety detectors, replacing light bulbs and ensuring fire extinguishers are up to date.
- Perform other duties as directed and/or required by property manager or Board of Directors.
Education & Experience:
High School Diploma or GED and 4 years relevant work experience required.
Certificates and/or degrees from an accredited technical training institution are preferred.
Candidates with general experience in parks and public space operations and maintenance of site and building systems are preferred.
Special Requirements:
- General knowledge of basic carpentry, plumbing and electricity.
- Willingness and ability to perform physical labor by lifting objects weighing at least 50 pounds consistently, squatting, bending, climbing ladders up to 24 feet, etc. are required, both indoors and outdoors in all types of weather.
- Be available to work some holidays, evenings and/or weekends, and backup for “stand-by” work on a predetermined basis or as emergency response.
- Ability to interact with the public in a polite, friendly and informative manner.
- Ability to interact with Board of Directors, leaseholders and property management in a polite, friendly and informative manner.
- Critical thinking and problem-solving skill set.
The hourly rate for this position is $25.00 per hour for a qualified candidate.
